Ricadri Group LLC has proposed an eight-story apartment project near Cutler Bay featuring live/work units on the upper floors.
The Doral-based developer, led by wife and husband Adriana S. Guerrero and Ricardo E. Guerrero plus their son, attorney Ricky Guerrero, filed a pre-application with county officials for the 2.61-acre site at 21300 and 21330 S.W. 112th Ave. It currently has two single-family homes.
They acquired the property in deals of $245,000 in 2017 and $360,000 in 2020. It’s a few blocks south of the Southland Mall, which is slated for a major redevelopment.
The developers want to rezone the property from “Two-Family Residential District” to “Mixed-Use Corridor District.”
The project would total 110,037 square feet, with 90 apartments, 5,000 square feet of commercial space and 129 parking spaces. There would be an amenity deck on the fourth floor with a pool and gym.
The apartments would range from 649 to 1,040 square feet. There would be 49 one-bedroom units and 41 two-bedroom units.
It would include 15 live/work units on floors two through seven. The door would open into a studio apartment, and there would be a separate work room.
Adriana Guerrero said the live/work units would be great for people who operate small offices or work from home. She hopes to attract a medical tenant on the ground-floor commercial space.
“A lot of people are working from home and they could use those units,” she said. “I’ve been in mortgage lending for 29 years and now I mostly work from home.”
She said they would be open to forming a joint venture partnership to build this project.
Miami-based attorney Alberto J. Torres represents the developer in the application. It was designed by Doral-based Pascual Perez Kiliddjian Starr Architects + Planners.
