Doral office owner plans apartment buildings

The owner of the Doral Center office building wants to build two apartment buildings in its parking lot.

Centrum Doral Owner LLC, an affiliate of Miami-based Banyan Street Capital, will go before the City Council on Oct. 9 seeking to amend the master development plan for the Doral Gateway site. While Doral Gateway covers 25.2 acres, this application pertains to the 12.4-acre site at 8750 N.W. 36th Street and 3787 N.W. 87th Ave.


It’s located just south of the Trump National Doral Miami Resort, where a big residential development is planned.


The property currently has 295,134 square feet of offices in two buildings and a parking garage. They were built in 1985 and 1990.


Centrum Doral Owner acquired the property for $43 million in 2020.


When the Doral Gateway plan was approved in 2014, there were 150 hotel rooms, plus additional office space allowed around the Doral Center office buildings. Centrum Doral Owner seeks to amend that to replace the potential hotel with 330 apartments, plus another 50,866 square feet of office and another 4,200 square feet of retail/restaurants (in addition to the existing CVS).


Miami-based attorney Tracy R. Slavens, who represents the applicant, said it plans to build the apartments in two buildings to the southwest of the parking garage, situated along the canal. There are no plans to build additional retail or office space on the site at this time, although the master plan leaves that option available in the future.


According to the application, the amount of vehicle trips on the overall site would not increase by converting the potential hotel to apartments.


Doral-based Pascual, Perez, Kiliddjian, Starr & Associates designed the project.

There’s been a trend in recent years of office owners throughout South Florida proposing multifamily in parking lots. That helps maximum property values and generate additional revenue to support a suburban office market that has faced challenges from remote and hybrid work schedules. Building multifamily on the site could also encourage more people to come to the office.
