Lennar Corp. filed plans to build a townhouse community in the Princeton area of southern Miami-Dade County.
The Miami-based homebuilder (NYSE: LEN) filed a pre-application with county officials for the 10.86-acre site at the northwest corner of Southwest 236th Street and Southwest 133rd Avenue. Lennar has the vacant property under contract from Miami Lakes-based Powerline Land LLC.
Plans call for 73 townhouses in 11 buildings of two stories each, plus two acres of parks. There would be 165 parking spaces but no clubhouse or a pool.
The average townhouse lot size would be 1,922 square feet.
Miami-based attorney Amanda Naldjieff, who represents Lennar in the application, couldn’t be reached for comment. Doral-based Pascual Perez Kiliddjian Starr Architects + Planners designed the project.
Lennar expressed interest in this site in May when it sent county officials a letter asking about the density permitted on the property. In July, an agreement was filed in county records stating that Lennar officially had the property under contract from Powerline Land.
It's located a few blocks west of the Silver Palms community that Lennar has nearly finished developing.
Much of Lennar’s construction in Miami-Dade is on the southern end of the county, where land for single-family homes and townhouses is more plentiful and less expensive.
