Lennar Corp. has proposed a townhouse community in the Princeton neighborhood of southern Miami-Dade County.
The Miami-based homebuilder (NYSE: LEN) filed a pre-application with county officials concerning the 9.4-acre site at 12420 and 12400 S.W. 248th St. Lennar has the site under contract from Miami-based Blue Tango Rentals LLC.
The land currently has two single-family homes. It’s just south of Somerset Academy Charter High School.
Lennar wants to change the zoning from “agricultural district” to “planned development district” so it could build 114 townhouses. They would each be three-bedroom units with two parking spaces each. Amenities would include a playground and a dog park.
Pascual Perez Kiliddjian Star Architectures and Planners in Doral designed the project.
Miami-based attorney Alberto J. Torres, who represents Lennar in the application, couldn’t be reached for comment. Filing the pre-application allows the developer to receive feedback from county staff before submitting an official rezoning application.
Lennar is the largest homebuilder in South Florida and it’s been especially active in southern Miami-Dade County, which is one of the few areas in the county with enough large tracts of land to build large townhouse communities.
