Latest phase of 164-acre project would have condos, townhouses

The developers of the 164-acre Mainstreet at Coconut Creek mixed-use project have proposed a for-sale component with condos and townhouses for the latest phase.


The city’s Planning and Zoning Board will consider the site plan for Block 15A of Mainstreet at Coconut Creek on Sept. 11. The site is mostly agricultural land on the west side of Lyons Road, between Wiles Road and West Sample Road.


Longtime owner Johns Family Partners has agreed to sell the property to a partnership of local developers Rosemurgy Properties, Giles Capital Group, Schmier Property Group and 13th Floor Investments.


The City Commission approved the master plan for MainStreet at Coconut Creek in February, allowing 540 townhouses, 1,820 mid-rise units, 225,000 square feet of commercial space and 50,000 square feet of governmental use. Now, the developers are seeking site plan approval on how to divide those elements up for each block.


Block 15A would cover 7.4 acres on the north side of the site. The city of Coconut Creek actually owns most of that land, but it has agreed to execute a land swap with the developers in exchange for a property on the south side of the site, where the Village Square government buildings would be constructed.


The site plan for Block 15A calls for 172 condos and townhouses in eight four-story buildings, plus 293 parking spaces. Each building would have four two-story townhouses on the first floor, and the balance of the units would be single-story condo units. They would each have two or three bedrooms.

“My clients are very excited to be offering a variety of residential options across Mainstreet, inclusive of condominiums, townhomes, villas and apartments, while also providing retail, restaurants, parks, open space, among other amenities,” said Boca Raton-based attorney Scott E. Backman, who represents the developer in the application.


The developer is also working with Pascaul Perez Kiliddjian Starr Architects & Planners in Doral and HSQ Group in Boca Raton.


At the same meeting, the Planning and Zoning Board will consider the site plan for a 8,779-square-foot clubhouse on the 1.43-acre Block 15B. That clubhouse would serve the various condo and apartment projects throughout Mainstreet.


Backman said the developers plan to start building on the east side of the property, along Lyons Road, first and work their way west and north.
