Kushner Cos. has proposed an apartment complex just east of the Seminole Hard Rock Hotel & Casino in Hollywood and its landmark Guitar Hotel.
The city’s Technical Advisory Committee will consider the rezoning application and site plan for Hollywood Oaks on Sept. 16. New York-based Kushner has the 5.7-acre site at 4220 and 4226 N. 58th Ave. under contract from 58 Oak LLC and 4220 N 58th Avenue Partners LLC, led by Ari Pearl of PPG Development and Samuel Rogatinsky.
The property is mostly vacant, although it has an old home called the Bryan House. The developer would preserve that historic structure.
In 2021, Pearl and Rogatinsky filed plans to develop the site with 339 apartments in six stories. However, no construction took place.
Now, Kushner wants to rezone the property from “N-MU” to “planned development” to boost the density. Hollywood Oaks would feature 470 apartments in eight stories, 813 parking spaces in a seven-story garage, and a separate 3,500-square-foot synagogue. Amenities would include a pool; several sports courts atop the parking garage; an interior courtyard; and a 10,300-square-foot clubhouse with a wet bar, social lounge, media room, fitness/yoga center and a library.
Fort Lauderdale-based attorney Stephanie Toothaker, who represents Kushner in the application, said the renovated historic Bryan House would be situated in the courtyard so everyone in the community could see it. Kushner likes this location for development because it’s near two major roadways – U.S. 441 and Stirling Road – and the Seminole Hard Rock, she added.
“They are excited to bring forward a development that includes a historic home, community space and a synagogue,” Toothaker said. “This has the potential to be a very successful project.”
She noted that Hollywood Oaks would require City Commission approval for the rezoning, plus Historic Preservation Board approval.
According to the developer’s traffic study, the project would generate 2,195 daily vehicle trips.
It was designed by Doral-based Pascual Perez Kiliddjian Starr Architects & Planners.
There’s been more development near the Seminole Hard Rock in recent years, as people seek to live or stay near the major tourist attraction. There’s also been a development trend along the U.S. 441 corridor in Hollywood, which has been redone by the city.
Kushner has been extremely active in South Florida since entering the market. It recently completed the 2000 Biscayne apartments in Miami, and has several apartment towers slated for downtown Fort Lauderdale.
