The latest phase unveiled for Mainstreet at Coconut Creek, the largest development site in Broward County at 164 acres, would have for-sale townhouses and villas.
The city’s Planning and Zoning Board will consider plans for Block 8 of Mainstreet at Coconut Creek on Feb. 12. The property, currently farmland, spans the west side of Lyons Road, between Wiles Road and West Sample Road. Johns Family Partners has agreed to sell the property to GSR RE Partners LLC, a partnership between local developers Rosemurgy Properties, Giles Capital Group, Schmier Property Group and 13th Floor Investments.
The City Commission approved the master plan for MainStreet at Coconut Creek in 2024, allowing 540 townhouses, 1,820 mid-rise units, 225,000 square feet of commercial space and 50,000 square feet of governmental use. City officials have been considering individual site plans for each parcel.
Block 8, located on 11.95 acres at the southwest corner of Northwest 40th Street and Banks Road, would have 152 townhouses and villas for sale, ranging from 1,485 square feet with two bedrooms to 1,959 square feet with four bedrooms. There would be 60 townhouses and 92 villas. Each home would have a single-car garage. There would be 346 parking spaces in total.
Boca Raton-based attorney Scott Backman, who represents the developer in the application, couldn’t be reached for comment. The developer is working with Pascaul Perez Kiliddjain Starr Architects & Planners and planning firm HSQ Group.
Johns Family Partners has yet to officially sell any of its property to the developers, so major construction on Mainstreet at Coconut Creek hasn’t started. There aren’t many large development sites left in Broward, so there should be strong demand for the new homes.
Other phases of Mainstreet that have gone before city officials include:
• Block 1, with 48 townhouses and 56 villas.
• Block 3, along Lyons Road, with 86,051 square feet of retail.
• Block 4, with 472 apartments.
• Blocks 5 and 6, with 146 townhouses.
• Block 9, with 78 townhouses.
• Block 10, with 480 apartments.
• Block 11, with 124 condo units.
• Block 15A, with 172 condos and townhouses, and Block 15B with a shared clubhouse.
