Estate Cos. proposes apartments in Riviera Beach

The Estate Cos. has proposed an apartment and townhouse community in Riviera Beach.


The South Miami-based developer, through affiliate 7920 Riviera Beach Holdings LLC, has a pending small-scale land use amendment and a zoning application before the city. It concerns the 15.8-acre site at 7880 to 7940 N. Military Trail and 4123 to 4411 Leo Lane. The property, which is located just west of Interstate 95, is mostly vacant although it has a few older single-family homes.

The developer acquired the property for $8 million in 2022.


Under the proposal, the Soleste on the Trail would have 315 residential units, including 255 apartment rentals and 60 for-sale townhouses. The amenities would include a two-acre lake, a pool, a barbecue area with fitness tables, a walking trail, a dog park, a playground, and a clubhouse with a fitness studio, a yoga studio, coworking space, a game room, a toddler room and package lockers.

There would be three apartment buildings of five stories each. The apartments would range from 671 square feet with one bedroom to 1,002 square feet with two bedrooms.


It would also have 10 townhouse buildings. The three-bedroom townhouses would range from 1,577 to 1,684 square feet.


The project would have 651 parking spaces, including one-car garages for each of the townhouses.

Officials with the Estate Cos. declined comment. Pascual Perez, Kiliddjian Starr & Associates in Doral designed the project. The developer is represented by Boca Raton-based attorney Hope Calhoun.

“The applicant is proposing to bring a luxury Class A community to Riviera Beach to meet the demand of today’s residents, which is currently being underserved,” the developer stated in the application. “Target residents will include millennials, which are the largest population today and represent 40% of the total housing market (90% of which are renters); residents looking to start a family; residents looking to move back home to Riviera Beach and be closer to their parents, families and friends; and residents who are saving for homeownership, allowing them to transition at an attainable price point within the same community.”


According to the traffic study, the project would generate 1,826 daily vehicle trips.

There’s been more apartment development in Riviera Beach in recent years as developer purchase land that’s less expensive than in West Palm Beach or Palm Beach Gardens, so they can offer more attainable rents.


The Estate Cos. has developed more than $1.5 billion in apartments, according to its presentation to the city.
