Century Homebuilders Group filed plans for a new community in the Redland, an agricultural community west of Homestead.
The Coral Gables-based homebuilder, through affiliate Century Estates South, filed an administrative site plan with Miami-Dade County officials concerning the 6.76-acre site at the southeast corner of Southwest 192nd Avenue (Tower Road) and Southwest 312th Street. It acquired the farmland for $2 million in 2022.
After the previous property owner filed a rezoning application in 2021, the site was approved for 32 single-family homes. Now, Century Homebuilders wants to change the plans to 54 townhouse-style duplexes and three single-family homes.
The townhouses would total nearly 2,700 square feet, including single-car garages. The single-family homes would measure just over 2,400 square feet, including two-car garages.
Century Homebuilders CEO Sergio Pino said duplexes in Century Estates South would start at $495,000. He expects to break ground in March.
“Most families are having trouble purchasing a single-family home in the area due to higher interest rates,” Pino said. “A duplex gives homebuyers the opportunity to have about the same under-air square footage at a price point they can afford.”
Pino added that he already has 10 reservations for Century Park South.
Doral-based Pascual Perez Kiliddjian Starr Architects & Planners designed the project. All of the units would face outward, toward the surrounding streets, so there would be no internal road or amenity features.
Century Homebuilders has been extremely active in the Homestead area this year. It broke ground on a community west of Homestead in July, and another community west of Florida City in September.
