Lennar plans condos, townhomes at South Florida casino

Lennar Corp. (NYSE: LEN) could build condos and for-sale townhouses at the Pomp mixed-use project around the Harrah’s Pompano Beach casino.


The city’s Development Review Committee will consider plans for the 20-acre site just south of the casino, situated along a 12-acre lake, on Jan. 2. It’s part of the overall 230-acre development site at 777 Isle of Capri Circle. Miami-based Lennar has that parcel under contract from master developer Pompano Park JV Land Holdings, a joint venture between Baltimore-based Cordish Cos. and Las Vegas-based Caesars Entertainment (Nasdaq: CZR).


Lennar has proposed 426 residential units, breaking down to 344 condos in seven buildings of six stories each and 82 townhouses in 10 buildings of three stories each. There would also be a clubhouse with a fitness center and social room, a pool and 878 parking spaces.

Lennar officials couldn’t be reached for comment. Doral-based Pascual Perez Kiliddjian Starr Architects & Planners designed the project.


While Lennar mostly builds single-family homes and townhouses, it has built mid-rise condos in cities with a limited amount of vacant land, such as its project in Doral. Lennar is looking to boost its sales volume after a disappointing fourth quarter performance.


The Pompano Beach project would combine for 35 one-bedroom units, 122 two-bedroom units, 262 three-bedroom units, and seven four-bedroom units.


The condos would range from 738 square feet with one bedroom to 1,409 square feet with four bedrooms. The larger condos would be two stories. The townhouses would range from 1,602 square feet with three bedrooms to 2,179 square feet with four bedrooms, each of them with garages.

This is the second phase of residential development at the Pomp. Atlantic Residential purchased an apartment development site there in July. In 2023, Rockpoint bought the industrial development site at the Pomp.


The city previously approved the Pomp site for 4,200 residential units, along with a Publix-anchored shopping center, a TopGolf entertainment venue, an industrial park, and entertainment facilities such as the casino and Cordish’s Live! at the Pomp, a sports bar with a slate of live performances.
