Trump seeks approval to build nearly 1,500 condos in Miami-Dade

President-elect Donald J. Trump is seeking final approves for his major condo project at the Trump National Doral Miami golf resort and club.


The city approved the rezoning of the property on first reading in August 2024. The City Council will meet on Jan. 15 to consider approval of the site plan, rezoning and master development plan for the 56.4-acre property at 4400 N.W. 87th Ave.


The size of the project is the same as the first reading approval, but there are new details about the development in the site plan from Doral-based Pascual Perez Kiliddjian Starr Architects & Planners. In addition, the Miami-Dade Aviation Department sent the developer a letter on Dec. 18 saying the four 20-story/210-foot towers there do not pose a problem for Miami International Airport to the east. Local attorney Felix Lasarte, who represents Trump in the development application, said the FAA also approved the height of the project.


“We are looking forward to getting this done and approved and to start building,” Lasarte said. “Over the next 18 months, we will start selling units.”


He expects prices to start around $2 million. Most of the condos are fairly large.

If this project moves forward, it would be the first new condo actively in sales in South Florida branded by a sitting president.


The condo towers would surround the 470-room hotel, ballrooms and spa, sitting on the edge of its golf course. Only a few villa buildings would be demolished in order to build it. Condo owners would have access to the golf course and resort amenities at the Trump National Doral.

The Trump Doral International Towers would feature 1,498 residential units, 141,694 square feet of new commercial space such as restaurants and upscale shops, and 3,522 parking spaces. The development would total 5.66 million square feet.


Most of the condos would be in the four 20-story towers. Each of them would have commercial space on the ground floor, a pool deck and amenities on the seventh floor, and a garden deck on the roof. There would also be a 20-unit villa building of four stories.


The condos would range from 885 to 5,000 square feet. There would be 332 one-bedroom units, 557 two-bedroom units, 280 three-bedroom units, and 309 four-bedroom units.

The villas would range from 3,014 to 3,442 square feet, each of them with rooftop terraces. There would be eight three-bedroom villas and 12 four-bedroom villas.


The site plan includes a public plaza at the corner of Northwest 36th Street and Northwest 87th Avenue, with a bridge leading over a canal into the tallest building and its shops.

The new condo market in Miami-Dade County has experienced a solid number of sales in recent years and many new projects are focused on the luxury market. Most of those condos are on the beaches or in Miami’s urban core, so this would be one of the few new condos in South Florida connected to a luxury golf resort and spa.


“It would be the tallest building in Doral and have four full 18-hole golf courses in an urbanized area,” Lasarte said. “If you love golf and you want a luxury experience in Miami, where else are you going to go?”


The last Trump-branded condo completed in South Florida was Trump Tower III in Sunny Isles Beach, but that was built by another developer through a branding agreement, not with Trump as the majority owner. And that was before Trump ran for president.
