A garden-style condo community has been proposed as part of the MainStreet at Coconut Creek mixed-use project.
The entire development, which has been in the works for more than a decade, covers 164 acres on the west side of Lyons Road, between Wiles Road and West Sample Road. It’s currently farmland, but longtime owner Johns Family Partners has agreed to sell the property to a partnership between local developers Rosemurgy Properties, Giles Capital Group, Schmier Property Group and 13th Floor Investments.
The City Commission approved the master plan for MainStreet at Coconut Creek in February, allowing 540 townhouses, 1,820 mid-rise units, 225,000 square feet of commercial space and 50,000 square feet of governmental use.
In prior years, the joint venture developers filed plans for specific pieces of the 164-acre site. Blocks 1, 4, 5, 6, 9 and 10 would have apartments and townhouses. Block 3 would have a retail center anchored by a grocery store.
The city’s Planning and Zoning Board will consider plans for Block 11, totaling 4.83 acres at the center of the site, on May 8. It would consist of 124 condos in six buildings, each of them four stories, plus 218 parking spaces. Each building would have four two-story townhouses.
There would be a new lake and a playground on the east side of the community.
Boca Raton-based attorney Scott Backman, who represents the developers in the application, wasn’t available for comment. Doral-based Pascual Perez Kiliddjian Starr Architects & Planners designed the project and Boca Raton-based HSQ Group is the planning firm.
Most of the condo development in South Florida has been high-rise buildings downtown or in coastal areas, or boutique condos on the water. There haven’t been many new suburban condos built in South Florida over the past decade, although that type of condo was a staple of the region in the 1970s and 1980s.
